What is the Licence Agreement? |
Each Cottage is being sold with a 75 year Licence, which gives you the right to retain your holiday home within The Old Walled Garden at Harleyford Estate. This Licence is in 3 parts; the “core terms” of the Agreement are in the Particulars page in Part I, Part II forms the Terms and Conditions of the Agreement and these are based on those used by the Caravan industry standard. What is the purchasing process? |
Reservation For a £500 refundable Reservation Fee we can hold a particular plot for the potential placement of your Cottage. The plot will be reserved for a period of 14 days during which time you may review the copy documents pertaining to your purchase. Your Reservation Pack will include copies of the following documentation: - The 75 year Licence Agreement
- The Estate Rules as applied to the Garden Cottages
- The Rental Agreement (if you intend letting out your Cottage)
- The Service Plan Agreement from Norwegian Log
- A full specification of the Cottage you are interested in purchasing
After 14 days, the reservation fee becomes non-refundable and the reservation will be held for a further 14 days only whereupon the deposit is payable. Deposit A non refundable 5% deposit together with the signing of your Purchase Agreement secures your location within the Walled Garden and triggers manufacture of your Cottage in Norway. (10% deposit is required if you are purchasing a cottage which has already been built.) The £500 Reservation Fee is deductible from this amount. Interim Payment Your Cottage components will arrive at Harleyford about six weeks later. A second payment of 45% of the purchase price will then fall due and construction of your Cottage will begin. (40% interim payment for a cottage already built is due 4 weeks after the order has been placed.) Completion It will take an estimated further 10 weeks to complete the construction of your Cottage. The keys to your Cottage will be handed over to you on receipt of the final payment of 50%. (The final 50% payment will fall due approximately 8 weeks from order for a cottage which is already built.) Title to the Cottage will then pass to you. A Completion Pack will hold all your documents which must be kept safely: - The signed 75 year Licence Agreement dated Completion day
- The Service Plan Agreement and Warranty Certificate from the manufacturers, Norwegian Log
- Warranties and instruction manuals for the under-floor heating system and all the appliances
- The signed and agreed pre-delivery inspection form.

Will I need a solicitor? |
There is no land title to transfer and therefore no registry fees or stamp duty. There are therefore no obligatory legal charges. However, you might well feel you need to seek your own legal advice. Click here to close answer |

Can I obtain a mortgage or other finance? |
Up to 75% loans are available through a specialist supplier offering competitive rates. Finance must be arranged privately, but we ask to be made aware of any finance that you take out on the building. Click here to close answer |

What are the annual charges? |
Pitch Fees The Pitch Fee is paid annually on or before 1st April. Fees are reviewed annually. The current charges are: £3,600 including VAT per annum for an A type Cottage £3,300 including VAT per annum for a B type Cottage and C type Cottage £4,950 including VAT per annum for a D type Cottage The Pitch Fee includes: - 24 hour security
- Water
- Sewage
- Council Rates (Council tax is not applicable)
- Grounds and Maintenance of the Old Walled Garden and a portion of the Estate, general maintenance of the road etc.
Insurance You are responsible for insuring the Cottage from the completion date. We can provide a list of insurance companies specialising in holiday home insurance, plus any contents insurance you require. You must provide us with a copy of your insurance certificate with your Pitch Fee every year for everyone’s mutual protection. Maintenance A maintenance contract with the manufacturers, Norwegian Log, is a condition of sale. Your Cottage will be serviced by Norwegian Log annually. You will be obliged to follow any maintenance advice that Norwegian Log might give you. The current cost of the Annual Service Plan is: £370 including VAT per annum for the A type Cottage £345 including VAT per annum for the B type Cottage £343 including VAT per annum for the C type Cottage £410 including VAT per annum for the D type Cottage Services Each Cottage is connected to Harleyford Estate’s main water and sewage supply. Electricity is supplied directly to the owner of the Cottage from Southern Electricity and we advise you to enter into this contract before Completion of your Cottage. Can I get help with interior design and furnishings? |
Yes. To complete your dream home, why not use our experienced interior design service and have the interior of your Cottage furnished and fitted out to your particular taste and requirements by the same professionals who created the interior design of the Showhome here at Harleyford. When can I use my Cottage? |
You may use your Cottage between the months of March and January, but it may not be your main residence. You may visit your Cottage during February, but only during the hours of 9am to 4pm and for maintenance purposes only. Click here to close answer |

What facilities are there at Harleyford? |
Bar/Restaurant Our riverside restaurant and bar caters for all our Licensees. It serves home-made light meals and snacks at reasonable prices. Shop There is a small shop attached to the Chandlery which supplies essentials such as milk, tea, coffee, confectionary and ice creams in the summer. Parking Parking spaces will be provided along the northern outside wall of the Walled Garden, sufficient for owners and their visitors. Security Harleyford benefits from an exceptional security service. There are two security personnel on duty 24 hours a day; one patrolling the grounds and one in the Gatehouse. We operate a sticker system for ease of access at the gate and restrict entry to all those without stickers. We also have CCTV cameras installed around the Marina which are monitored 24 hours a day. In February the security is stepped up and additional patrols are made around the lodges and Cottages. Golf Course Harleyford boasts a renowned 18 hole golf course with fine period clubhouse. Marina Reputedly the best Marina on the River Thames, Harleyford is home to some 300 boats ranging from 2m to 16m in length. In addition to the Marina Basin with all the facilities you would expect from a top class Marina, we also moor craft along the banks of the River and around 2 islands reached by an electric ferry. Can I rent my Cottage out? |
You will be permitted to rent out your property through Marlow Leisure Ltd. for a minimum period of 4 weeks. A copy of our Rental Agreement is available on request. Click here to close answer |

What if I decide to sell? |
You may sell your Cottage through Marlow Leisure Ltd. An agency commission of 5% will be payable. Click here to close answer |

Can I bring my dog to Harleyford? |
You may bring a maximum of two dogs and two cats to your Cottage. Dogs must be kept on a lead everywhere on the Estate and a suitable receptacle should be carried to clear up any mess. Click here to close answer |

Will I have access to the whole Estate? |
You can access your Cottage along the pathways within the Walled Garden, having due respect for your neighbours. Generally, the area in front of your verandah and up to the Cottage next to you will be considered for your use. You will not be permitted access to the islands, hard-standing, Eastern Spit, Marina pontoons or Golf Club (unless you are a member), but you will be allowed to use The Harleyford Ramble, a very pleasant walking trail along the River and around the Estate.
